As the founding member of Yale Realty and Capital Advisors, James oversees final packaging and underwriting of all projects before they go to market or for financing; and personally heads the brokerage operations. James Cook entered the MH and RV asset class in 2005 with a listing of a small hybrid community in North Florida, where he grew up. After discovering the stability and demand of the asset class, James decided to build a practice around it. In 2007, he began focusing exclusively on brokering institutional MH and RV communities. Over the last decade, James has closed roughly $1B in sales production in the space. In 2012, he launched Yale Realty & Capital Advisors as a fully integrated financing and brokerage shop. Today, Yale Capital Advisors is estimated to be the fastest growing financing shop in this niche having closed $600M in loans in the last four years. In the latter part of 2018, Yale Realty Advisors hired a Southwest Director and Rocky Mountain Regional Director, and now serves most of the nation from one of its offices in Atlanta, Chicago, Dallas, Denver, DC area, LA, and Miami.
As the Head of Lending Operations for Yale Realty & Capital Advisors, Chris oversees and facilitates the placement of commercial real estate mortgages on investment grade, income producing real estate from $1m to $100m+, with a focus on Manufactured Housing Communities, RV Resorts, Self-Storage Facilities, and Multi-Family properties. In 2012, Chris assisted James Cook in launching the Yale Advisors company, with a personal focus on starting the Capital division. His focus was not only to provide debt-arrangement services, but to also provide a thorough analysis of investor properties in order to identify inefficiencies, and prepare the property for either sale or financing. The Yale Capital division is now the fastest growing financing firm that is focused on the niche of MHC's and RVP's, and continues to place mortgages across all of the available financing channels, including local banks and credit unions, CMBS, Life Insurance companies, and Fannie Mae/Freddie Mac. During his oversight of the financing department, the company has secured financing for over $750m in loans. Chris received his Bachelors of Science with a double major in Finance & Real Estate from Florida State University.
As the Regional Director of the Mid-Atlantic, Harrison focuses on new business development for the brokerage and lending divisions. He joined Yale as an Underwriter in August 2016, while awaiting results from the July examination of the Florida Bar. After being admitted into the Florida Bar in October 2016, Harrison accepted an increased role as the Regional Director of the Mid-Atlantic with Yale. Since joining Yale, he has been responsible for underwriting nearly $100 million in brokerage and financing deals combined. Harrison continues to handle some of the underwriting duties, as well as being in-house counsel for the daily activities at Yale. Prior to joining Yale, Harrison held law clerk positions with multiple firms in South Florida in a variety of practice areas, such as white collar criminal defense, mortgage foreclosure defense, and business litigation. Harrison hold a bachelor's degree in Economics from the University of Florida, a Juris Doctor degree from the University of Miami, and a Master of Business Administration with concentrations in Real Estate and Finance from the University of Miami.
As a loan analyst, Greg focuses on underwriting properties to prepare for debt placement and partners with lenders and borrowers to ensure a smooth loan process from start to finish. Prior to joining Yale in June 2018, Greg established himself in the alternative lending space for small business owners throughout the country. Each month, he worked with business owners across various industries to help them acquire the working capital needed to reach their business goals. He took pride in stepping in to support clients when their banks turned them down for loans. Understanding that each business and business owner is unique, he knew that people should not have to fit a specific box to receive help. While others relied on personal credit, he understood it is not a barrier and instead focused on time in business, business growth potential, and business monthly revenue streams.
Since buying his first investment property at the age of 16 and a multifamily property a few years later, Brian has been engaged in investment real estate. Before he was 30, he brokered 150+ REO transactions, purchased 23 investment properties in 9 different cities, and created unique management systems that maximized the value and cash flow for each of his properties. In the decade to follow Brian was involved in over $7B in commercial real estate transactions of every product type. Having been involved in hundreds of commercial real estate transactions throughout the U.S., Brian understands the intricacies of how to get a deal done and to ensure everyone is smiling when the transaction has closed. Brian earned a Bachelors in Business Administration with a minor in Finance and focus on real estate and entrepreneurship. He also earned a Master’s of Science in Real Estate and Construction Management from the University of Denver, obtaining the highest GPA of his graduating class. Brian loves people and surrounds himself with those who have a passion for greatness, strive to do good in the world and bless the lives of those around them.
As the Regional Director of the Southwest at Yale Realty and Capital Advisors, Dana focuses on new business development and investor relations for brokerage, deal sourcing, negotiations and project analysis. As a broker at the highly ranked Newmark Knight Frank commercial real estate brokerage, Dana established relationships with many clients including mobile home park investors, owners, and companies. Her focus encircles fostering lifelong relationships by using her strong work ethic, ingenuity, enthusiasm and expertise to optimize value to her clients. Dana’s passion and enthusiasm for the mobile home park industry sets her apart from other competitors as she takes a more personable approach to each party involved. Her love and reputation for diving into new projects is what ignited her interest in the mobile home park world, and she knew her goal was to seek out a professional group who specialized in MHP’s. The mentorship and unique, entrepreneurial platform that Yale Realty and Capital Advisors offers was just the reputation and approach Dana was looking to be associated with. Dana is also very active outside of work volunteering with foundations such as the Zane Beadles Parade Foundation, Saint Joseph Hospital, The ARC Thrift Stores, and Project C.U.R.E. She is also an actively growing leader, sitting on the YP board for NAIOP as a Developing Leader.
Charles is responsible for developing new business and monitoring MHC and RV activity in the Southeast U.S. Charles believes in-person meetings are paramount to building relationships in the industry. In search of new business Charles spends much of his time on the road. Charles regularly attends national and regional conferences and visits dozens of communities per month meeting with owners and operators. In his previous role, Charles gained valuable experience managing transactions, researching markets and underwriting deals. Charles was born and raised in Miami and was exposed to the MHC business at an early age by his father, Bill. Charles earned a bachelor’s degree in International Relations and Real Estate from the University of Denver and is a licensed real estate sales associate in Florida. In his free time, you will find Charles on the golf course sharpening his skills for local and national amateur tournaments.
As the Regional Director of the Pacific North West Region at Yale Realty and Capital Advisors, Chad focuses on investor relations, business development, negotiations and project analysis. Ledy has been in Real Estate for almost a decade and his transactions have spread across a diverse range property types. From development projects to buy and hold strategies, Chad has helped owners and investors buy and sell a variety of assets. He has been awarded the Realty Alliance Sales Award, as well as recognized in the Master’s and Chairman’s circle, highlighting his high level of transaction expertise. Ledy began building his real estate investment portfolio in 2017 and is focused on adding wise investments and enhancing the neighborhoods he is serving. Chad is a public speaker and presents at commercial real estate conferences teaching about the psychology behind developing a powerful investor mindset. He has taught many classes on buying and selling real estate in a desire to create wise and educated investors. He is in the publishing stage of his book which offers strategies to get the most out of your mind in many different aspects of life, including real estate investing. Ledy is a Certified Business and Executive Coach and he uses these skills to help his clients reach their goals in a more effective and enjoyable manner. He is the third generation in a family of investors and agents and learned the art of stapling contracts together at age three. He and his family started a non-profit organization distributing grants to prospective adoptive parents and granting wishes to adoptive/foster children waiting for a forever home. Ledy graduated from the University of Denver where he studied Marketing and Real Estate at the Daniels College of Business. After graduating with a finance and accounting degree from Florida State University, Dan began his career with SunTrust Bank managing high net-wealth clients and families for the bank’s private client group. While gaining unparalleled experience in the finance world, Dan also established himself as a respected business and real estate advisor. Currently working as a Director for Yale Advisors, Dan is widely known for co-founding a company with a successful exit to Coca-Cola in 4 years, help develop an estate in Tuscany, Italy rated by Conde’ Nast magazine as one of the Top 10 Resorts in the World, and as a National Spokesperson for Lincoln Motor Company. For him, analyzing businesses and real estate is a passion he’s been chasing for 30 years. While his company engagements have taken him around the world, Dan is proud to call Los Angeles, California home.
James brings his extensive knowledge of real estate transactions and financing to Yale Realty and Capital Advisors as the Regional Director for the Midwest Region. In this role, he assists owners, purchasers, and investors in the sale and financing of manufactured housing communities. James also provides legal support for Yale’s operations. Before joining Yale, James practiced litigation with a national law firm, frequently representing financial institutions in real estate, financial services, and commercial disputes. He draws on the resolution-oriented skills he developed as a litigator and as a clerk for state and federal appellate judges to ensure that each deal reaches a conclusion satisfactory to all parties. James received his bachelor’s degree from the University of Notre Dame in South Bend, Indiana, and graduated from the University of Illinois College of Law in Champaign, Illinois.
As Director of Equity Placement Blake Perlman leverages his relationships with various Investment Groups and Family Offices to help proven MH/RV community operators & developers with their capital needs. Blake is currently working on several development deals and recapitalizations for several operators. He has also facilitated raising capital for operators seeking to make a series of acquisitions. Blake Perlman joined on with Yale Realty & Capital Advisors as an underwriter/analyst immediately after completing his BA in Finance from the Kelley of School of Business at Indiana University. In his time as an underwriter, he analyzed over $5B of property in almost every state and analyzed thousands of submarkets to give clients the most relevant and accurate data. Before working at Yale Realty & Capital Advisors Blake spent his summers working on Multi-Family Acquisitions in New York City and Student Housing Acquisitions across the country.
As the senior analyst, Silo focuses on providing valuations, overseeing the creation of all offering memorandums, and assisting the brokers in a smooth and efficient underwriting process. He joined Yale as an underwriter in October 2016. Prior to joining Yale, Silo worked in various fields including management consulting, GIS systems, and construction management. Since joining Yale, he has been responsible for underwriting nearly $1.5 billion in brokerage and financing deals combined. Silo holds a bachelor's degree in Building Construction from the University of Florida and a Master of Business Administration with concentrations in Real Estate and Finance from the University of Miami.
Working as an analyst, Niko’s main responsibilities are to underwrite property valuations. He reports to the Senior Analyst, Silo. He also assists in putting offering memorandum packages together for the brokers. Niko joined the Yale team in November 2019. Before working for the company, he earned his bachelor’s degree in Business Administrative & Finance from Hofstra University in January 2018 and later graduated with his master’s degree in Finance from the University of Miami in May 2019.
A financial analyst working for Yale Realty and Capital Advisors. He joined the Yale Advisors team in May of 2020. A graduate from the University of Oregon where he received a bachelor’s degree in economics. Before working for Yale Capital Advisors, he spent time in Arizona getting a better idea of how the Mobile Home Industry worked but from the Operations side, this included working with managers, salespersons, and other staff to enhance a community lifestyle within different parks. He also organized bids for park improvements and helped with acquisitions.
As Marketing Manager at Yale Realty and Capital Advisors, Susan Valera leads the company's marketing initiatives and is responsible for managing its fully integrated marketing strategy. With more than ten years of Marketing experience, Susan brings a wealth of expertise in structuring, designing, and implementing 360⁰ marketing solutions for a variety of clients in a wide range of industries, including Banking, Real Estate, Technology, and Travel. Susan is well known for being a key driver of creative excellence and propelling brands to deepen client connections through design thinking methods, digital content marketing, SEM with data-driven processes, and brand positioning. Before joining Yale Realty Advisors, Susan led Digital Marketing and Development at Norwegian Cruise Line, where she oversaw the company's client-facing digital experience and the automation of marketing campaigns for regional and international markets. Before this, she was Marketing Manager at BAC Florida Bank, where she led the company's marketing efforts to amplify customer reach and develop strategies to increase customer loyalty and brand awareness. Susan attained her Digital Marketing Certification at Duke University and graduated in Graphic Design from Humber College Institute of Technology and Advanced Learning.
