YRCA represented a mom-and-pop seller on an off-market 200+ site community in the St. Louis MSA, sourcing an institutional buyer and running a structured process that resulted in a sale at $75,000/site—the highest per-site price in the St. Louis market at that time. During the contract period, we discovered a licensing issue creating significant class action exposure. Rather than walking away, the buyer still ultimately closed in order to preserve their relationship with YRCA, despite it being the only deal in their history in which they genuinely feared long-term financial loss.
